  2017年上半年,供给侧结构性改革继续深化,房地产政策延续分类调控、因城施策的主基调。
  面对日益复杂的外部环境,公司继续坚持稳中求进,各条专业线积极应对,强调利润观的理念切实落地,以稳健的财务观,凝聚人才、打造团队,提升经营意识、保持并提高产品的市场竞争力,上下步调一致,砥砺前行。

  面对日益复杂的外部环境,公司继续坚持稳中求进,各条专业线积极应对,强调利润观的理念切实落地,以稳健的财务观,凝聚人才、打造团队,提升经营意识、保持并提高产品的市场竞争力,上下步调一致,砥砺前行。
  1、从行业形势看,今年上半年,全国商品房销售额达5.9万亿元,同比增长21.5%,其中住宅销售额为4.9万亿元,同比增长17.9%。全国房地产开发投资同比增长8.5%,其中住宅投资更是同比增长10.2%。具体来看,今年上半年土地购置面积同比增长8.8%,同期土地购置费用同比增长38.5%。而同期个人按揭贷款较2016年全年同比增长29%而言同比增速显著放缓至6.7%。
  2、从公司自身看,面对内、外部环境的挑战,坚决贯彻以利润观为导向、延续去库存、高周转的基调,根据市场的情况不断提升公司运营效率,以取得公司业务规模的稳定增长。在土地获取方面,坚持审慎策略,合理补充项目资源。受调控政策趋严的影响,新增商品住宅供应量持续偏紧,成交量大幅回落但新房住宅成交均价依旧处于平稳上涨态势。面对调控的严峻考验,公司继续坚持“拿有市场的土地,做有市场的产品”,对拟出让地块进行细致科学的可研分析,通过招拍挂、合作开发等形式共获取土地5宗。
  3、报告期内,为进一步提升房地产项目运营效率和质量,将项目运营效益和项目公司管理层员工收益直接挂钩,实现收益共享、风险共担,公司以事业合伙人项目跟投的方式提高项目运作、团队管理运营的积极性,促进公司房地产业务良性健康发展。

  二、报告期内公司所从事的主要业务、经营模式及行业情况说明:
  公司始终秉承以利润观为导向、延续去库存、高周转的基调,推动“人、财、物、速”四者协调快速发展。2017年上半年公司主营业务为房地产开发与经营,以住宅和商业的自主开发、销售、经营为主,逐步开展棚户区改造、旧城改造等多元业态开发,同时与政府和同行业优秀企业等多方合作开发。公司拥有房地产一级开发资质,开发经营范围目前主要集中在浙江、江苏、安徽等地区,深耕杭州、南京、合肥、宁波、舟山等长三角核心城市群,开发有“国际”系列、“府”系列中高端住宅等产品系列。
  2017年上半年,房地产政策延续分类调控、因城施策的主基调。受调控政策趋严的影响,“三限”(即限购、限贷、限价)措施等房地产市场的收紧政策频出。新增商品住宅供应量持续偏紧,成交量大幅回落但新房住宅成交均价依旧处于平稳上涨态势。报告期内,公司实现营业收入6.81亿元,继续以恪守品质匠心寻找突围路径,不断提升行业地位。

  1、良好的品牌基础。公司在房地产领域深耕细作30余年,宋都品牌在长三角具备良好的品牌影响力和客户美誉度,奠定了公司在长三角区域品牌开发商的较高地位。
