  2017年公司两大主业在核心业务团队的带领下,成绩斐然:
  1、中南置地在企业文化、管理、经营、发展发生了天翻地覆的变化,2017年全年实现销售金额963亿元,连续两年实现
  业内罕见的翻番发展,人才引进卓有成效,吸引了一大批行业知名职业经理人的加入。
  2、中南置地在土地拓展区域布局、结构优化取得重大突破,2017年中南置地加速全国布局,除继续深耕江苏、浙江、环沪、山东区域以外,新进深圳、宁波、郑州、成渝、西安、昆明等29个热点城市。全年累计拿地98宗,全年新增土地货值
  储备近2000亿元。
  3、中南建筑成功扭转连续数年利润率下滑的趋势,逐步改变了增收不增利的局面,新签合同额达312亿元,同比增幅达
  50.3%,各项改革成效远超过去。全年成功获取19个PPP项目,合同总额超170亿元,PPP业务获取在全国民营企业位居前列。
  4、中南建筑在施工板块通过完善市场营销机制,合同总量、大项目占比取得历史性突破。2017年中南建筑3亿元以上项
  目累计221.9亿元,占比71.1%。
  5、在科技创新方面,2017年中南建筑成为江苏省第一家由建筑企业申报并成功立项的省级工程技术研究中心,BIM普及
  应用全面提升,全年采用BIM技术优化设计70万平方米,并获国家级奖项6项。中南置地在健康住宅的研究方面取得显著成果,联合中国建筑科学研究院正式对外发布了国内首个健康住宅标准,把健康写进了公司产品基因序列。
  6、在新兴产业投资孵化方面,中南建设投资的区块链公司,金丘区块链走出国门,积极参与国际区块链论坛活动,金
  丘区块链在国际上产生了一定的影响力;智链形成了农产品及其他商品的区块链溯源防伪解决方案并成功在善粮味道项目上得到运用;善良味道完成区块链农产品质量认证及新生产平台的开发、第一代区块链认证包装米产品的研发、线上销售渠道的搭建,第一批区块链认证大米产品于2017年12月28日推向市场。

  1、2018年公司发展展望及年度计划
  2018年公司重点工作要紧紧围绕"提质增效"这一主题,做大做强房地产开发与建筑施工双主业:
  (1)2018年,中南置地计划实现权益销售金额880亿元,建筑业务确保实现产值180亿元;
  2018年,中南置地要深度布局三大城市群,加强巩固长三角,加快拓展珠三角、京津冀。进一步深耕海南、昆明、成都、西安、郑州、武汉、长沙、济南、天津等有发展前景的区域中心城市,同时在周边寻找1-3个资源丰富的"粮仓"项目。2018年,要在现有19个战区基础上孵化2-3个新的战区;
  (3)2018年,中南置地要紧抓房地产行业集中度提升的窗口期,加快兼并收购项目和中小型房企,2018年兼并收购类
  项目货值占比不低于30%;
  (4)2018年,中南建筑新承接合同订单400亿元,业务结构逐步向常规业务类、基础设施与投融资业务类和EPC与公
  共建筑投资类之间5:3:2的比例优化;

  报告期内,公司正在开发建设的房地产项目预售情况较为良好,但公司主营业务经营中的风险因素仍然存在,公司未来发展面临的主要风险如下:
  (1)政策风险房地产和金融投资均与国家宏观经济形势及政策具有高度相关性,受到相关部门较为严厉的监管,并且相关政策具有
  一定的不确定性,可能对公司的经营环境和经营成果带来较大影响。
  应对措施:公司将密切关注宏观形势,坚持顺应地产调控政策的要求,坚持国家提出的"房子是用来住的、不是用来炒的"口号,顺应主流市场,以开发适应购房者居住需求的产品为目的。
  (2)市场风险
  房地产市场现已进入专业化、规模化、品牌化等综合实力竞争阶段,加之政策调控的不确定风险,加剧了行业竞争和市场大幅波动的风险,会对市场形成一定程度的冲击,未来房地产市场的竞争越来越激烈,土地价格持续居高不下,从而加剧了市场风险。
  应对措施:公司将加强市场监测,适时调整营销策略,继续以"高周转"为原则,从项目设计、成本控制、产品质量、工程进度、市场营销等全方面提升公司综合经营能力,提高企业的核心竞争力,有针对性的开发区域市场,提高市场份额,以应对激烈的市场竞争。另一方面公司在土地投资上,必须本着"找洼城、寻洼区、拿洼地"的思路去拓展项目,加大寻找价格明显偏低、短期不看好、中期有利好、长期有潜力的城市区域,实现超额收益。不鼓励在热点地区、热点区域去拿高价地,以控制风险。
  (3)财务风险
  房地产行业是资金密集型行业,充足的现金流对公司的经营和发展起到重要的作用。2018年,去杠杆、防风险将持续很长时间,融资环境的趋紧对公司融资能力提出了更高的要求。
  应对措施:公司将继续坚持小地块开发,高周转快速回款的策略,加强资金管理,合理创新融资方式,确保公司资金链安全。 收起▲
